Basic package

$299.00

Includes a materials allowance of $99. Maintenance check sheets will be left on site.

General interior maintenance

  • Light bulb replacements throughout the property
  • Light switch and electrical outlet inspection and replacement (if needed)
  • Door adjustments to ensure proper alignment and function
  • Cabinet adjustments for proper closing and alignment
  • Minor drywall hole patching and repair
  • Paint touch-ups to maintain a clean, fresh appearance

Pro package

$499.00

Includes a materials allowance of $99. Maintenance check sheets will be left on site.

Includes everything in the Basic package, plus:

Safety & compliance

  • Smoke detector testing and battery replacement
  • General safety checks to ensure the property remains compliant and secure

Plumbing & drain care

  • P-trap cleaning and removal of hair/debris buildup
  • Tub and shower drain clean-outs
  • Sink, faucet, and dishwasher drain cleaning and debris removal
  • Toilet adjustments for proper operation
  • Garbage disposal lubrication and maintenance
  • Preventative drain cleaning additives applied

Bathroom maintenance

  • Re-caulking of shower and tub areas as needed
  • Bathroom vent fan cleaning and lubrication

Premium package

Covers all items in Basic and Pro per visit, plus the sections below. Includes a materials allowance of $99. Maintenance check sheets will be left on site.

Includes everything in Basic and Pro, plus:

HVAC maintenance

  • Quarterly air filter changes (filters provided as standard sizes)
  • One annual A/C coil cleaning (interior and exterior unit)
  • Fuse replacement as needed
  • Capacitor replacement as needed (cost of capacitor not included)

Appliance maintenance

  • Refrigerator checks—icemakers and filters
  • Dishwasher drain and line purge clean-out to remove buildup and maintain proper flow

Capacitor replacement parts are not included and will be billed separately if needed (units vary and require different parts).
